Mounting

65-inch TV, no cables showing

Found: TV on the media unit, a tangle of cables behind it and a bracket still in its box.
Fixed: Bracket into two studs, centred on the console, cables run through a low-voltage pass-through kit. Soundbar left on the console where the owner wanted it.

Repairs

Bridgeland1 h 50 min total2 visits

Found: A hole the size of a fist where the handle hit the wall, and no door stop.
Fixed: Backing board, mesh and two coats of compound, sanded and primed on the second visit. Paint matched from the owner’s can, and a hinge-pin stop fitted so it doesn’t happen again.

Repairs

Mahogany2 h 20 min1 visit

Found: Grey, lifting caulk along the tub and the shower base, flagged by the buyer’s agent.
Fixed: Old silicone cut out, joints cleaned and dried, new mould-resistant silicone run in clean beads. Owner told to keep the shower dry for 24 hours.

Weatherproofing

Signal Hill1 h 30 minPlan visit

Found: A draft at the kitchen window and an open joint between the cabinet and the trim.
Fixed: Trim joints caulked inside, the window sealed outside on a 6 °C afternoon, and the patio door sweep replaced while we were there.

Gutters

Varsity2 h 30 min1 visit

Found: Gutters overflowing at the front corner every time it rained, needles packed solid.
Fixed: Cleaned by hand, debris bagged and taken away, downspouts flushed. One loose hanger re-fastened and an extension added so water clears the window well.

Small carpentry

Inglewood3 h 40 min2 visits

Found: An empty alcove beside the fireplace, slightly out of square.
Fixed: Measured on the first visit, four shelves cut to the alcove’s actual shape in the shop, fitted on hidden steel brackets on the second.

Move-out

BeltlineFull day1 visit

Found: A landlord’s list of 23 items between tenants: holes, hardware, a sticking closet door, two dead alarms.
Fixed: All 23 done in one block, plus a written list for the landlord’s records. Painters came in the next morning.

Repairs

Ranchlands2 h 45 min1 visit

Found: Three cracked tiles at the back entrance and grout crumbling around them.
Fixed: Damaged tiles and grout chiselled out, spare tiles from the garage set and grouted, sealer added on the follow-up check.

Assembly

Auburn Bay4 h 30 min1 visit

Found: Two tall flat-pack wardrobes in boxes, in a room with a toddler.
Fixed: Built, levelled on a carpeted floor, and both anchored to studs with the tip-over straps. Boxes flattened for recycling.

Small carpentry

Renfrew1 h 20 min1 visit

Found: A backyard gate that had dropped two centimetres and dragged on the path.
Fixed: Frame squared with a new diagonal brace, hinges moved to solid wood, latch re-set. Swings shut on its own now.
