Seasonal maintenance plans

A spring visit and a fall visit, on a checklist built for Calgary weather. You get the same tech when we can manage it, a written report after each visit, and first pick of the windows.

02 / What a visit covers

Two checklists, one house.

The tech works through the list, fixes the small things on the spot and photographs anything bigger for the report. Nothing beyond the checklist is done without asking you.

Spring visit

April to early June

  • Gutters and downspouts checked for winter damage and flow
  • Outside taps opened and checked for drips after the freeze
  • Exterior caulking around windows and doors inspected
  • Deck boards, stair treads and railings tested for movement
  • Window screens checked, small tears patched
  • Smoke and CO alarms tested
  • Furnace filter changed
  • Hail check: siding, vents and window wells photographed

Fall visit

September to early November

  • Gutters checked after the leaves and needles drop
  • Outside taps shut off inside and drained
  • Door weatherstrip and sweeps checked for drafts
  • Attic hatch seal checked
  • Tub and shower caulking inspected
  • Exterior stair railings re-tightened before the ice
  • Smoke and CO alarms tested
  • Furnace filter changed

After each visit

A report you can actually use.

Within a day of the visit you get an email: what we checked, what we fixed, and a short list of anything that needs attention, sorted by how soon. With photos, so you can forward it to an insurer, a condo board or the next owner.

  • Fixed today: what we did, with the time it took
  • Keep an eye on: wear that isn’t urgent yet
  • Book soon: with a price range, or a referral if it isn’t our work

03 / The small print

In plain words.

  1. No lock-inCancel any time before your next visit and we refund that visit. Visits already done are not refunded.
  2. Booking the visitWe email you a month before each season with open windows. You pick one; we hold it.
  3. WeatherOutside items wait for a dry day. If the visit day turns wet, we do the inside list and come back for the rest.
  4. Selling or movingThe plan can move with you inside our area, or pass to the new owner if they want it.
  5. LandlordsWe can meet tenants on site with your permission. Units must be booked as a group on the same day.
  6. What isn’t coveredAnything we refer out on the services page: electrical, plumbing, gas, roofs and structure.

Start with the fall visit.

Tell us the plan you want and roughly how big the house is. We reply with the first open windows.
