How we build

How a Timberline job runs.

Building is stressful when you do not know what is happening. Most of how we work is about making sure you always do.

The site lead

One name, from footing to keys.

We have two site leads, Jess Marlowe and Tom Reyes, and each runs a small number of jobs at a time. Yours walks the lot before the quote, books the trades, meets every inspector and is the person you call.

The trades on your job are people we have worked with for years: the same excavator, framers, electricians and plumbers, job after job. That is a big part of why our schedules hold.

The schedule

Written down, week by week.

You get the schedule with the contract. When a date moves because of weather, an inspection or a late delivery, we update it and tell you why the same day.

The photo log

See inside the walls before they close.

Your site lead posts photos and a short note to a shared log, usually a few times a week. It is also a record you keep: where the pipes and wires run, years from now.

  • Excavators digging out a site

Excavation done, footings formedHit rock at the north-east corner as the geotech report expected. No change to the schedule.

  • A carpenter cutting lumber with a circular saw

Main floor walls going upWindow openings on the west wall framed at the reduced size you approved on the 12th.

  • Batts of pink insulation being pressed into a wall

Insulation in, ready for inspectionInspection booked for Wednesday morning. Drywall delivery set for Friday if it passes.

Paper before work

The quote, the contract, the money.

Nothing starts on a handshake. You get a written quote, then a contract with the schedule attached. Permits are pulled where they are required, and changes are priced in writing before anyone does them.

DepositDue when you sign, to book the trades and order long-lead items like windows.
MilestonesDraws tied to finished stages: foundation, lock-up, drywall, finishes. Never to dates alone.
HoldbackThe 10% holdback required by BC's Builders Lien Act is held back from each payment, and released after the walkthrough.

The walkthrough

You walk it. You write the list.

Before you get the keys, you walk the house room by room with your site lead. Anything you are not happy with goes on a written list with a date beside it.

  • Every door, window and drawer opened and closed
  • Every tap, fixture and appliance run
  • Paint, trim and caulking checked in daylight
  • Exterior grading sloped away from the house
  • Manuals, warranties and the photo log handed over
