Roof replacement

A new shingle roof, down to the deck and back up.

Here's exactly what goes into one of our replacements, what the day looks like from your driveway, and what it typically costs in Kelowna.

What's included in every replacement

  • Full tear-offEvery old layer comes off, down to the wood deck. We never shingle over an old roof.
  • Deck checkWe walk the deck board by board and replace soft or rotten sheets. You see photos before we do it.
  • Ice and water shieldA self-sealing membrane at the eaves and in every valley, where ice dams and heavy runoff do their damage.
  • Synthetic underlaymentOver the rest of the deck: a second line of defence that doesn't tear in the wind like old felt paper.
  • Drip edge and flashingNew metal drip edge, step flashing on walls and new pipe boots. We don't reuse old flashing.
  • Ridge ventingA ridge vent sized to your soffit intake, so the attic breathes and the shingles aren't baked from below.
  • Shingles and ridge capArchitectural shingles nailed to the manufacturer's pattern, so the shingle warranty holds.
  • Cleanup and walk-throughTarps, two magnetic sweeps, the bin hauled away, and a walk around the house with you at the end.
Replacement day

The day itself, step by step

Most bungalows are done in one long day. Bigger or steeper homes take two, and we'll tell you which when we quote.

  1. 7:00

    Set-up and protection

Bin on the driveway, tarps over beds and shrubs, plywood against the siding where the debris lands.

  2. 7:30

Tear-off, one slope at a time

We strip a slope, check it and dry it in before we open the next, so the house is never left exposed.

  3. 10:00

    Deck check and repairs

Soft boards get marked, photographed and replaced. If it's more than the two sheets in your estimate, we call you first.

  4. 11:00

    Membrane and underlayment

Ice and water shield at eaves and valleys, synthetic underlayment over the rest, new drip edge on every edge.

  5. 12:30

    Shingles, flashing and vents

Shingles go on with step flashing at the walls and new pipe boots. The ridge vent and cap go on last.

  6. 16:30

    Cleanup and magnetic sweep

Every bed, lawn and driveway gets swept with the magnet, and the eavestroughs are cleared of grit.

  7. 17:30

    Walk-through

We walk the house with you and hand over photos of the deck and the finished roof. Your warranty papers follow.
