Leaks, flashing, storm damage and eavestroughs.
Plenty of roofs don't need replacing yet. They need the one spot that's letting water in fixed properly. We find it, fix it, and tell you honestly how many years the rest has left.
The four repairs we do most
-
Leaks
A stain on the ceiling is rarely under the hole. Water runs along the deck and the rafters before it drips. We trace it from the attic and the roof until we find where it actually gets in, then fix that.
Signs: ceiling stains, a damp attic smell, drips in heavy rain or snowmelt.
From $295Find and fix most single-spot leaks
-
Flashing
Most leaks start where the roof meets something else: a chimney, a wall, a skylight, a plumbing vent. We replace tired step flashing, counter-flashing and cracked pipe boots instead of smearing sealant over them.
Signs: rusty or lifted metal, caulk patched more than once, a stain near a chimney or skylight.
$225–$1,200Pipe boot up to a full chimney reflash
-
Storm damage
After a windstorm or hail we check for creased, lifted or missing shingles and bruised granules. If the roof is open, we tarp it the day we get to you, and you get photos and a written report to send your insurer.
We don't deal with your insurer for you or promise what they'll pay. We document the damage so you can.
From $350Up to a square of shingles; emergency tarp $395
-
Eavestroughs
Seamless 5-inch aluminium eavestroughs formed on site to fit your house, hidden hangers every 24 inches, and downspouts that send water away from the foundation. With a new roof or on their own.
Signs: overflowing corners, sagging runs, water pooling by the foundation.
$16–$21 per footTypical bungalow $2,300–$3,100

Repair or replace? Our honest rule of thumb
When we'll say repair
The shingles still lie flat and hold their granules, the leak is in one place, and the roof is under about 15 years old.
When we'll say replace
Shingles are curling or cracking across whole slopes, the eavestroughs are full of granules, or it leaks in several places. Patching then is money you'll spend twice.
