What a metal roof costs, before we've seen yours

These are the ranges we see on typical jobs in southeast New Brunswick in 2026, installed, in Canadian dollars, before HST. Your written quote replaces them.

Typical installed price per square foot

Measured on roof area, not house floor area. A two-storey house with 1,600 sq ft of living space often has a roof of around 1,200 to 1,500 sq ft; a bungalow of the same size has more.

A sample house

A two-storey house in Riverview, worked through

A plain gable roof with one dormer, 1,800 sq ft of roof area at a 7/12 pitch, one layer of old shingles, a brick chimney and two plumbing vents. The owners chose 26 gauge standing seam in Charcoal with snow guards over the front step and the driveway side.

This is a made-up example to show how a quote adds up. Your roof will differ, which is why we measure it.

What changes the price

Eight things that move a quote up or down

Up when steep

Pitch

Above 8/12 the crew works on ropes and staging, and it takes longer.

Up with each cut

Valleys, hips and dormers

Every one means panels cut and folded by hand, plus more trim.

Up per layer

Old layers

One layer is a normal tear-off. Two layers doubles the labour and the bin.

Up if found

Deck condition

Rotten or delaminated sheets are replaced before any steel goes on.

Up per opening

Chimneys and skylights

Each needs custom flashing, and a wide chimney needs a cricket.

Up with distance

Access

Island cottages, long lanes and no room for a bin all add time.

Up with thickness

Gauge and finish

24 gauge and PVDF paint cost more than 26 gauge and SMP.

Down when simple

A plain shape

A straight gable on a garage or barn is the least costly roof to cover.
