From the first call to your renewal
How a mortgage file comes together with us.
No surprises: here's every step, who pays us, and the questions people ask before they call.
01The steps
A first call
20 to 30 minutes in English, Punjabi, Hindi or Urdu. We ask about your work, your plans and your timing. No documents yet, and no credit check.
Your own checklist
We send a list of documents made for your situation, and nothing you don't need. Gurleen can go through it with you line by line.
A read of your file
When your documents come in, we go through them the way a lender would and tell you plainly what stands out.
Comparing lenders
Banks, credit unions and alternative lenders side by side: what each asks for, the term, prepayment options and what breaking the mortgage early would cost.
Applying
Only with your written consent. That's the point where a lender runs a credit check.
To closing, and after
We stay in touch with you, the lender and your lawyer until closing, then call you months before your term ends.
02How we're paid
The first call is free. After that, here's who pays us.
Most residential mortgages
The lender pays us.
When your mortgage funds, the lender pays the brokerage a fee. You don't pay us anything.
Alternative lending
Any fee is in writing first.
With some alternative lenders a broker or lender fee applies. We explain it in writing, with the amount, before you agree to anything.
Ask us how we're paid on any option we show you. We'll tell you.
03Questions
Does a first call affect my credit?
No. There's no credit check on a first call. A lender checks your credit only if you decide to apply, and only with your written consent.
Can my accountant join the call?
Please bring them. Tax and bookkeeping questions are theirs to answer, and having them on the call saves everyone a round of emails.
I've only been self-employed for a year. Should I call?
Yes, if only to learn what lenders will ask for and what to keep track of from now on. We'll tell you honestly what we see.
Do you do commercial mortgages or private loans?
No commercial mortgages. If a private loan comes up, we refer you to someone who handles them.
Can my family be on the call?
Of course. Parents, a spouse or a sibling who's helping with the down payment are all welcome.
Do I have to come to the office?
No. Most calls are by phone or video. The office in Brampton is open if you'd rather sit down with us.
Ready when you are. A first call takes about half an hour.
