Selling
Selling your home, prepared properly.
A calm, well-prepared sale. We tell you what your house is likely worth and what we think is worth fixing, then take care of the details.
How we price
We start with homes like yours that sold recently nearby, then adjust for what's different: size, lot, condition, updates, garage, basement. You see every comparison we use, so the number never comes from nowhere.
We give you a range and tell you where we'd list in it and why. Priced too high, a house sits and gets marked down. Priced right, it tends to draw serious buyers in the first couple of weeks. Where to list is always your decision.
Prep and staging
About three to six weeks before listing, we walk through the house with you and write a short list: what's worth doing, what isn't, and roughly what each item costs. We arrange the work through trusted partners. Their quotes come to you, and you pay them directly.
Repairs
- Sticky doors, loose trim
- Fresh caulking in kitchen and baths
- Paint touch-ups or one room repainted
Clearing
- Packing up what you won't need
- A deep clean before photos
- Yard and front entry tidied
Staging
- A consult using your own furniture
- Rented pieces for an empty house
- Lighting and window coverings
Photography
A professional photographer comes in after the clean and staging, on a bright day if we can choose. The usual package is interior and exterior photos, a measured floor plan and a short video tour. For relocating buyers, the floor plan and video often decide whether they book a showing at all.
Showings
We agree on showing times that fit your life: windows that work around school runs and meals, notice before every visit, and a lockbox so you don't have to be home. After each showing we ask the buyer's agent for feedback and pass it on, the useful and the unflattering.
Offers
When an offer comes in, we go through it with you line by line: price, deposit, conditions, possession date and included goods. A lower offer with fewer conditions can be stronger than a higher one with many. We counter calmly and in writing, and we don't create false urgency on either side.
Commission, explained
How commission generally works
In Calgary, the seller usually pays commission from the sale proceeds when the sale closes. It is often a percentage of the price, and part of it typically goes to the brokerage representing the buyer. The amount is not set by law and can be negotiated.
Before you sign a listing agreement, we write down exactly what you'd pay, what that covers, and what you pay partners directly (like staging or repairs), so you can compare us fairly with anyone else.
Curious what your house might sell for?
We'll visit, look at recent sales with you, and give you an honest range. No obligation to list.
