Neighbourhoods

Five Calgary communities, honestly described.

We help clients across the city. These are five areas families ask us about most, with what we like and what we'd want you to know before you buy.

Altadore

Close to downtown, with Marda Loop's shops and restaurants on one side and River Park's off-leash paths along the Elbow River on the other. Many of the original small bungalows have been replaced by new infills and semi-detached homes, so a single block can mix 1950s houses with brand-new builds. Buyers choose it for walkability and a short commute.

Good fit ifYou want to walk to coffee and dinner, and you'd like a newer home close in.
Think aboutLots are narrow, construction next door is common, and prices reflect the location.

Mount Pleasant

A grid of tree-lined streets north of downtown with a mix of character bungalows and newer infills. It is close to SAIT and the university, and 4th Street and Edmonton Trail are a few minutes away. It suits downsizers who want a smaller house but not a condo, and families who like an older neighbourhood with big trees.

Good fit ifYou love mature trees and want a short drive downtown.
Think aboutOlder bungalows often need updates; check the basement and the sewer line.

Lake Bonavista

One of Calgary's older lake communities, built mostly in the late 1960s and 1970s. Residents can join the lake association, which comes with an annual fee, for swimming, skating and the beach. Lots are generous and Fish Creek Park is close. Many houses still have original layouts, which can be a bargain for buyers ready to renovate.

Good fit ifYou want space, a lake in the neighbourhood and are happy to update a house.
Think aboutThe drive downtown is longer at rush hour, and lake access depends on the association membership.

Aspen Woods

A newer west-side community of larger family homes, many built in the last twenty years, with several schools nearby and quick access to the highway west toward the mountains. Families moving up often look here for space and newer construction. Weekends in Canmore or Banff are an easy drive.

Good fit ifYou want a newer, larger home and easy weekends in the mountains.
Think aboutHomes and property taxes are on the higher side; groceries and errands mostly mean driving.

New community · Southeast

Mahogany

A fast-growing southeast community built around a man-made lake with beaches and a lake club for residents. Most homes are new, from townhouses to large detached houses, and many buyers move in from out of province. It suits families who want a new build and a lake lifestyle at a lower price than the established lake communities.

Good fit ifYou want new construction, energy-efficient homes and a lake for the kids.
Think aboutSome areas are still being built, trees are young, and there is a yearly residents' fee.

Communities change. Before you buy, we'll look at the specific street with you: traffic, schools, planned construction and recent sales.
