How working with us goes, and how we're paid
No surprises: here is each step, who pays us, and the papers a lender will want to see when you apply.
Working with the team, step by step
You can stop after any step. Nothing is applied for until you say so.
- Nothing needed yet
You ask for a call
Use the form, call or text. Jordan books a time with one of the brokers, evenings included.
- Your questions
The first call
About half an hour on what you are planning, your timeline and the questions you already have. No credit check and no documents.
- See the list below
Documents
If you decide to go ahead, we send the list a lender will ask for and a secure way to share it. Please don't send documents through the website form or by plain email.
- Time to read them
Offers compared
We put the offers side by side in writing: rate type, term, prepayment options and penalty rules.
- Sometimes an appraisal
The application
You pick an offer and we send the application. The lender reviews it and makes its own decision, sometimes after asking for more.
- Your lawyer's details
Closing and after
Your lawyer handles the closing. Months before your next term ends, we get in touch so the renewal is never a rush.
How brokers are paid
On most residential mortgages, the lender pays us a fee when your mortgage closes. You don't pay us for the call, the comparison or the application.
If a fee ever applies to your situation, we explain it in writing before you agree to anything, and you are free to say no.
Documents lenders usually ask for
The exact list depends on the lender and on you. These are the usual ones. Share them only through the secure link we send.

Questions people ask
Does the first call cost anything?
No. The first call and the comparison are free. On most residential mortgages the lender pays us when your mortgage closes, and any fee that applies to you is explained in writing first.
Will you check my credit on the first call?
No. A lender checks your credit when you apply, and we tell you before that happens.
My bank already sent a renewal offer. Is it too late?
Usually not, as long as there are a few weeks left before the renewal date. Call us with the letter in hand.
Do you only work with people in Calgary?
Most of the people we work with live in and around Calgary, but we work by phone and video across Alberta.
Do you arrange commercial, farm or private mortgages?
No. We refer those to brokers who do that work, and we can suggest where to start.
Do I have to take one of the offers?
No. You can stop at any step, including after seeing the offers side by side.
Questions we didn't cover?
Ask them on a first call. Monday to Thursday, calls run until 8 pm.
