Mortgages compared across lenders, then explained in plain words.
We are three mortgage brokers and a client care coordinator. We help Calgary households buy a first home, renew at the end of a term or refinance, and we walk you through each choice before you sign anything.
- Evening calls until 8 pm, Monday to Thursday
- Offers from banks, credit unions and monoline lenders
- On most home mortgages the lender pays us, not you
Where are you starting from?
Pick the one that sounds like you. Each guide covers the steps, the words lenders use and the costs people don't expect.
- First home
Buying your first home
From a first budget to the day your lawyer hands over the keys.
- What you can comfortably afford, before you look
- Down payment rules and where the money can come from
- Rate holds and closing costs, explained
- Renewal
Renewing your mortgage
Your term is ending and a renewal letter is on the way, or already on the counter.
- When to start looking, usually about four months out
- Staying with your lender or switching to another
- What to check before you sign the renewal
- Refinance
Refinancing your home
Borrowing against your home for a renovation, or to roll other debts into one payment.
- How much of your home's value you can borrow against
- Prepayment penalties, in plain words
- The total cost, set out side by side
Four steps from first call to keys
The same four steps whether you are buying, renewing or refinancing. You can stop after any of them.
Step 1: A first call
Twenty or thirty minutes on the phone at a time that suits you. We ask what you are planning and when, and you ask anything you like.
Step 2: Options, side by side
We gather offers from several lenders and lay out the rate type, term, prepayment options and penalty rules of each one.
Step 3: The application
You choose an offer. We send the lender your application and the documents it asks for, and tell you what it comes back with.
Step 4: Signing and closing
Your lawyer handles the closing. We check the final terms match what you agreed to and stay on the phone for questions.
Who we compare
We are not tied to one lender. For each mortgage we look at offers from:
- Banks
- The big national banks and smaller regional ones.
- Credit unions
- Member-owned lenders, including Alberta credit unions, which often set their own lending rules.
- Monoline lenders
- Lenders that only do mortgages. They have no branches, so most people meet them through a broker.
Where we hand you on
Some things are outside what we do. When that happens we say so and point you to the right person.
- Commercial, farm and private lending. We refer you to a broker who works on those.
- Tax questions, including RRSP and FHSA withdrawals. Those go to your accountant.
- The closing itself. Title, funds and the final papers are your real estate lawyer's job.
