From the first visit to the last magnet sweep
Five steps, the same on every job. You will know who is coming, when, and what it costs before anyone climbs a ladder with steel.
The five steps
- 01About 1 hour
Site visit
We meet you at the building, walk around it with you and ask how you use it: year-round home, summer cottage, a barn full of hay. We look at the attic from the inside and the roof from the outside, and show you steel samples in daylight.
- 02Same visit
Measurement
We measure every roof plane, the pitch of each slope, valleys, hips, chimneys and vents. We also lift a shingle at the edge to count the layers underneath. Two layers means a full tear-off in the quote.
- 03Within 3 business days
The written quote
One price for the job you chose, with each part listed: tear-off, deck repair allowance, underlayment, panels, trim, snow guards, venting and disposal. If a second option makes sense, such as 24 gauge or a different panel, it's priced beside it, not hidden.
- 04Usually 2 to 5 days
Install days
Panels are formed to length for your roof, then delivered. Most homes take two to five working days, depending on size and how cut up the roof is. We tear off and dry in one section at a time, so the house is never left open overnight.
- 05The last afternoon
Cleanup and walk-through
We sweep the lawn and driveway with a rolling magnet for nails and steel shavings, haul away the old roof, and walk the job with you. You get the manufacturer's paint warranty papers and our own written workmanship terms.
Before install day
A few things that help the crew
Nothing here is a requirement, but each one makes the job faster and tidier.
- Move cars out of the driveway and away from the walls.
- Take down anything hanging on the inside of attic rafters or garage trusses. Tear-off shakes the framing.
- Tell us about septic beds, wells or garden beds near the house so the delivery truck and bins stay clear.
- Keep pets inside during tear-off. It's loud for a day.
Questions
What people ask about the process
Do you work through the winter?
We install from April to early December. Steel can go on in the cold, but the underlayment and sealants need a few degrees above freezing. Winter is when we do site visits and quotes for spring.
Will you put metal over my existing shingles?
Only over a single, flat, sound layer, and only when the deck underneath is solid. Most of the time we recommend a tear-off so we can see and fix the deck. Over two layers, we always tear off.
Do I need to be home during the install?
Not all day. We like to see you on the first morning and for the walk-through at the end. In between, we only need access to the yard and a power outlet.
What if you find rotten decking?
The quote includes an allowance for a few sheets. If we find more, we stop, show you photos, and agree on the price per sheet before we replace it.
